Boca West Country Club membership fees and dues (2026)

The 2025–26 fee schedule, what membership includes, what is due at closing, and the first-year math against 83 closed sales. Plus a calculator for your own price.

Membership at Boca West Country Club is mandatory, so the club's entry cost and dues are part of the price of every home, from a $220,000 Bridgewood townhouse to a $6 million Akoya residence. Here is the 2025–26 schedule as published by the club and reported by local brokerages, what it includes, what comes back when you sell (nothing), the two other payments due at closing, and the first-year math against what homes actually sold for: 83 closed BeachesMLS sales of $1 million and up in the 24 months to October 17, 2026, at a median of $1,530,000.

The short version. $150,000 joining fee, rising to $215,000 on Oct. 1, 2026 (non-refundable) to join; Social base $24,455 a year, about $30,843 with golf; HOA about $1,462 a month; $10,000 to the master association and $2,650 to $20,000 to the subdivision at closing. Compare it with every other club in the 15-club membership fee comparison.

What membership includes

Four 18-hole championship courses by Arnold Palmer, Pete Dye and Jim Fazio, the 400,000-square-foot clubhouse renovated in 2022 with nine dining venues, a full spa and a fitness and wellness center, the aquatics center, the racquet center with 29 Har-Tru tennis courts and 14 pickleball courts, the golf and activities center, and the social calendar of the largest private club in the country. The social base covers everything but golf and racquets; the add-ons buy the courses and the courts.

What else is due at closing: master association and subdivision HOA

Besides the club, two one-time payments come with the house. The community-wide contribution to the Boca West Master Association is $10,000. Subdivision capital contributions reported in listings over the last 24 months: Woodbridge $5,000; Cedarwood $5,000; Wedgewood $20,000; Waters Bend $2,650; Cedar Glen (amount not stated). Plus $10,000 to the Boca West Master Association. These change and some condominium associations charge an application fee instead, so confirm with the association before you offer; the calculator below lets you change the figure for your subdivision.

How the fee affects buying and selling here

Because every buyer pays the membership on top of the price, Boca West homes are priced against the all-in cost of joining, not the list price alone: at $215,000 the fee is about 14 percent of the median $1M+ sale and close to 100 percent of an entry-level condominium's price, which is why the lower tiers of the community trade on value and the upper tiers on the club. Buyers who closed before October 1, 2026 paid $150,000, which pulled sales forward through the summer. For buyers, that means comparing the all-in cost of entry and the all-in yearly cost across clubs before you offer. For sellers, it means a correct asking price sells in days, while an optimistic one sits while the buyer does the same math on the next unit.
